SJB Group’s broad array of diverse talent gives project owners the tools
needed when planning a complex construction project.
Bringing it All Together
Providing the
leadership needed to complete a significant and multi‑faceted
construction project is a critical, yet difficult task for a site owner.
Project technical
requirements, estimating and scheduling demands, contractual
obligations, financial considerations and safety issues calls for a
large and expensive temporary skill requirement. Most owners realize the
effort of finding and managing this temporary grouping of various skills
and temperaments can rapidly become a larger problem than constructing
the project itself. SJB knows that getting the project built is more
than design—it is managing a process that in many ways is foreign to the
owner and designer. Thoroughly understanding the construction sequence
and the critical steps that can make or break the schedule is vitally
important to the owner or manager of the project. Alternative materials
and construction techniques can significantly improve project
performance with respect to project time and cost. And in this
business, time IS money. SJB Group employs engineers with construction
industry backgrounds to manage our construction projects. This unique
group of talent enables SJB Group to be a licensed engineering firm
licensed as a General Contractor.
On Schedule
Clients need
projects that start on time, run on time and end on time.
The typical engineer or architect doesn’t have the hands-on construction experience
to anticipate schedules for the time-driven or extremely large
construction project. In addition, some contractors all too often
provide schedules that are misleading or tilted in their favor. SJB
utilizes Critical Path Method (CPM) and the Primavera P3
software to handle large-scale, highly sophisticated and
multifaceted construction projects. The absolute standard of the
construction industry, P3 provides a multitude of ways to organize,
filter and sort activities, projects, and resources. Requiring
contractors to furnish detailed schedules for review before the project
starts allows us the ability to gauge whether the schedule is achievable
and where potential conflicts may exist. We can also track the schedule
versus actual progress. This process is vitally important when
monitoring projects on an interim basis since it provides an earlier
indication if progress will not meet the specified goals. Then, claims
can be mitigated before they happen because we can predict them. This
process of scheduling leads to significant time-saving advantages for
our clients and virtually eliminates construction claims from delay or
owner failure to act. Competent scheduling also gives the
owner enormous ability to negotiate incentives, plan changes and extras
from a position of strength. Our clients have saved several million
dollars through this type consultancy.
Great Value
Many clients ask that projects be reviewed for the purpose of value
engineering (VE).
In the process of preparing a schedule of construction activities, SJB
Group mandates that a very thorough plan review be conducted. This
level of service identifies potential savings for owners and is
especially effective for state agencies. On highway
projects, improvements to value might include reducing the life cycle
cost of an interchange, enhancing safety in a design, or reducing
impacts to the public by shortening the duration of a construction
project. VE focuses on delivering the product or service at the best
price by incorporating those value characteristics deemed most important
by the client and owner.
Settling Disputes
When a dispute arises, clients need someone who can handle these issues in
a professional and expedient manner.
As long as there are contracts there will be contract disputes. There is
a genuine respect for those few experts that are able to convincingly
present a truthful argument and prevail in a
mediation/arbitration/litigation environment. SJB Group, LLC. has an
excellent reputation in the area of forensic investigations and expert
testimony for construction claims, payment disputes, liquidated damages
and construction defects.
Commercial
and Civil Service
Today, many institutional and governmental clients are in need of
contracting out a significant portion of their project inspection work.
SJB Group, LLC. offers resident inspection and construction administration
services for heavy civil and commercial project owners. We provide
selected owners the ability to move into design and construction for
situations where time, in addition to cost, is an important element in
the process. In addition, construction company project defaults are on
the rise and SJB Group can help you manage the completion exposure, thus
minimizing costs from liquidated damages and owner claims, while
maximizing project revenue from extra claims and owner caused delays.
Most importantly, we can help you by simply completing the job.
